Winter Is the Perfect Time of Year to Tune Up Your Rental Property

December is a great month because everyone is getting ready for the holidays and the new year to come but for landlords, it’s also a great time of year because you can take the time to focus on getting your rental property “tuned up” for the year to come.

Water Pipes Maintenance

Make sure water pipes are insulated. This will prevent pipe bursts due to deep freezing. 

Water Heater Maintenance

Get a tune up for your heater. Most people are charging $50 to make sure your furnace is running in tip top shape. If you have a chiller or cooler, it’s also time to get that thing winterized too. Wall units that have been dusty all year need to be vacuumed out to prevent fire from first usage.

Sprinkler Maintenance

Make sure sprinkler timers are reset to cover the cold. If you are in a snow environment, you should blow any remaining water out of the lines and get your landscaping ready for the winter by pruning back plants and grass should be prepared for the winter too.

Chimney Maintenance

With Christmas right around the corner, many people are planning on decorating their homes now especially since they may be having friends or family members visiting them during the next two weeks

Before You Hang Christmas, Decorations Do This

Although you may be looking forward to hanging your Christmas decorations especially outside of your home, if you live in a single-family home, town home, apartment, or any type of HOA community you should first verify that you are allowed to decorate your home because, they may have a guidebook for you to follow which includes a “how and when” you should put your decorations up, which decorations are allowed, and when you should take them down.

Checking with your HOA community before you decorate your home is a smart move because some HOA communities may have rules or regulations that also include the types of outside decorations you are allowed to use and when those decorations are required to be turned off so they don’t cause issues for neighbors or other drivers on the road outside of your home.

Tips for Hanging Holiday Decorations

Once you’ve checked with your HOA community and are ready to start decorating your you should first make sure that you’re ready to decorate safely by doing the following:

  • Purchase a ladder or step ladder for hanging decorations up high. This will eliminate the need to stand on a chair or other unsafe areas to give you a boost in height.
  • Verify that your electrical decorations are not frayed because they could cause a fire hazard when plugged in.
  • Invest in command hooks instead of tacks or nails, because this will save the walls in your rental home and make patching/painting those walls easier once you ultimately move out.
  • Always work with a friend or family member when hanging decorations, especially lights or décor up high, because more people fall off ladders than any other time of the year.
  • If you plan on incorporating candles into your holiday decorating, remember to keep them out of the reach of children, never place them on your Christmas tree, and always blow them out before leaving the room or going to bed.

After purchasing your Christmas Tree make sure that you keep it at least three feet away from any heat source in your home, including electrical outlets.

Before placing your Christmas tree in the stand, you should cut at least two inches from the base of the tree since this will also help the tree to last longer.

Be sure to choose a date right after Christmas to get rid of your tree because, although the tree is pretty to look at, it also can be a big fire hazard once it dries out, so it’s best to remove your tree right after the holidays.
