If you plan on buying Real Estate, it’s possible that you could encounter a dual agency scenario where one agent will represent both you and the seller at the same time.

Dual Agency situations are rare in California, but they do occur, and the court system is beginning to crack down on them since dual agencies can also lead to conflicting business relationships.

For example: the California Supreme Court recently found that a brokerage company in California, working as a dual agency (representing the buyer and seller), had a fiduciary responsibility to the buyer who purchased a mansion in California for $12.25 million only to find out that the home had less square footage than was originally advertised to him.

How Will Property Management Be Affected?

As it relates to Residential leases, it is important for Tenants to understand that it is rare that the Management company is representing the Tenant is a lease transaction. GWM for example specifically states on its leases that the Tenant is not being represented by GWM.

It is easy to understand the confusion that a prospect may have: they call the agent/manager to view the property; the manager shows them, and takes their application; if approve the manager works with them on lease terms and renting the home.

Throughout the process, it is normal for a trust and friendship to form, but the manager has to be clear to the Tenant that they represent the Landlord in the transaction. Sometimes only in the leasing of the property, other times (like with GWM) in the management as well.

Presidents Day 2017 – Learn More About The Homes Of Former Presidents In California

Presidents Day 2017 is almost here and in honor of this special day we want to take a look back of homes of former presidents located in California.

Gerald Ford

The 38th president hailed from the Midwest, but Gerald Ford and wife Betty Ford moved to Rancho Mirage after Ford lost the 1976 presidential election to Jimmy Carter. Their mid-century classic was designed by Welton Becket in 1977.

For 33 years, the former president and first lady swam in the inviting backyard pool and played golf. Located on the Thunderbird Country Club golf course, the 6,316-square-foot ranch home features 5 bedrooms, 6 bathrooms and his-and-hers offices. The home sold in March 2012 to new owners for $1.57 million.

Ronald Reagan

The 40th president was a film star before he entered the political stage and for most of his life, Los Angeles served as his home base. One of Ronald Reagan’s first residences in the area was a custom-built Hollywood Hills home that he lived in with his first wife, actress Jane Wyman.

The home recently sold for $8.5 million, $2 million less than its original asking price. The 5-bed, 7-bath home sits on a knoll above the Sunset Strip and has views of the skyline and Pacific Ocean beyond.

Ricard Nixon

The only president to resign from office, Nixon left DC for a home worth retreating to. His Western White House, also known as La Casa Pacifica, is located right above the Pacific Ocean in San Clemente, CA.

Up for sale, but not listed on the MLS, the mansion at 4100 Calle Isabella tiptoed onto the market last year with a whopping price tag of $75 million. Purchased by President Nixon in 1969 for $1.4 million, the Spanish Colonial-style home, with a distinctive red-tile roof, was sold to pharmaceutical exec Gavin Herbert in 1980 for an undisclosed amount.

After selling La Casa, the ex-president called New Jersey home for a few years in the ’80s. He lived in a well-secured cul-de-sac home (of course!) at 15 Charlden Drive in Saddle River, NJ. Nixon sold his Jersey home in 1990, and the house eventually fell into disrepair and was torn down by a developer in 2007.
