Eviction Moratorium Update – June 2021

With the end of the road quickly approaching for the eviction moratorium, the Centers for Disease Control (CDC) recently extended their eviction moratorium by another 30 days.


The Biden administration confirmed that this extension of the eviction moratorium will indeed be the last, as it’s scheduled to end on July 31.


The Capitol knows that the eviction moratorium must end, and the goal of the CDC, along with the Biden Administration, is to end it without creating social upheaval, but the big question is will that be possible?


Preparing For The End Of The CDC Eviction Moratorium


Even though White House press secretary Jen Psaki recently stated that the CDC eviction moratorium was ‘always meant to be temporary, the reality is far different, especially in California, where many tenants are behind on rent.


As of May 2021, there are still more than 11 million people nationwide who have said that they are potentially facing eviction in the next two months.


Could we see more eviction moratorium extensions nationwide? As of today, it’s too early to tell, but in California we could see another extension of the statewide eviction moratorium because the state is still holding up to $1 billion in rental assistance that it received from the federal government.


Landlords have opposed the eviction moratorium for months now, and there are more than six lawsuits are challenging the CDC eviction ban.


It’s easy to see why the eviction ban has been so unpopular among landlords. Many landlords, especially ‘mom and pop’ landlords, have not collected rent from their properties in months, many of which could be facing foreclosure themselves, trying to cover two mortgages.


One thing is for certain, with summer just beginning, it’s likely that it may be the toughest on record, as both landlords and tenants struggle to get back to some sense of ‘normal’ following an eviction ban that was only originally supposed to last for a few months.
