New California COVID-19 Eviction Moratorium Extended Through June 30th

Eviction protections in California (AB 2179) have been extended (through June 30th) for renters, who have applied for rental assistance on or before March 31st, 2022.


The new anti eviction bill continues to offer COVID-19 restrictions for tenants who have fallen behind on their rents due to lockdowns that have hit California and the United States in the last 24 months.


About The New Eviction Moratorium Extension


Even though AB 2179 offer assistance to tenants who have legitimately fallen behind due to COVID-19, the reality is that it doesn’t offer protections to tenants who didn’t pay their rent or refused to apply for rental assistance.


Tenants who didn’t apply for rental assistance and fail to pay the rent that comes due will be subject to the same eviction rules that were in place before the Pandemic began.


Extends Protections Originally Passed Under AB 832


AB 2179 was passed at the last minute, extending AB 832, the previous three-month extension of the pandemic-related eviction moratorium that was set to expire at midnight.


Like AB 832, this new bill continues to extend the pandemic-related eviction moratorium but the reality is that to qualify, tenants must have applied for emergency rental assistance before midnight.


There’s no denying that landlords in California have continued to suffer from Pandemic related eviction moratoriums which have been especially harsh on smaller ‘mom and pop’ landlords.


Thankfully, there’s reason to be optimistic as emergency rental assistance payments are finally reaching those who need them, but will those payments finally reach everyone in need within the next couple of months or will the State of California only kick the eviction moratorium can again in June? Only time will tell.
