Rental Screening: To be approved to Rent the advertised property, you will complete our Rental Screening Application.
By completing this Rental Application, you agree to the following:
1. A Credit screening to include FICO score
2. A Criminal Background Screening
3. A review of your rental history
4. A review and verification of Income (available to pay the Rent)
Please be prepared to pay the application fee as outlined on the property listing per application page. We require
you fill out (1) application per adult occupying the Property. It is $45 per application. In addition to this rental
application, you will also be required to provide a copy of a valid form of identification and proof of income.
Additional information needed to complete the rental application include: (3) years of residential history as well as
contact information for your rental references. Information on your monthly income (paystubbs or personal bank
statements); and please note that most of our properties require that the applicants combined gross income is at
least 2.5 times the monthly rent amount.
Each resident over the age of 18 must submit a separate rental application.

A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help
ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service
and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related
policy acknowledgments and more accurate records to create greater mutual accountability. If you need
accommodation in another way, please contact your housing provider.
The Annual Pet Screening & Policy Affirmation fees are as follows: “No Pets” - $0; “ESSA” - $0; “Yes Pets” - $20 per
Pet; Additional Bank and credit card fees may apply. Discounts for multiple pets and early screening renewals may
apply.
After you complete your application, you will receive an email from PetScreening where each resident will need to
complete the PetScreening Profile and verification (regardless of whether you have a pet or not).
Pet Deposits and Fees are based on scored received from the PetScreening application.
GWM Tenant Concierge Program: Our Tenant Concierge program and Resident Benefits Package (RBP) delivers
savings and convenient, professional services that make taking care of your home second nature. By applying, San
Diego Applicant(s) agrees to be enrolled in the RBP; this includes paying applicable cost of $360 at first lease
signing and $36/month at future lease renewals; all payable with Rent. NOTE: The total monthly cost of the
Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is
unavailable due to a lack of property amenities or other limitations at a specific property.
Pest Protection Program: Our Pest Assurance Program, powered by Pest Share, is an innovative pest control
service that provides an effective, on-demand, and targeted reactive approach to pest control in full replacement
of traditional preventative pest control programs. By applying, Applicant(s) agrees that if they secure a Lease with
GoldenWest Management, they will be enrolled in the Pest Assurance Program and all its benefits; this includes
paying applicable cost of $18/month, payable with rent.
Landlord Liability Protection / Damage Waiver Program: Each Resident listed as a FINANCIALLY RESPONSIBLE
TENANT on the Lease is required to maintain (at a minimum) Landlord Liability Insurance or Equivalent Damage
Waiver Protection program (“Policy”). The policy is required to be for a minimum of $100,000 in liability coverage
with a deductible no more than $1,000 per incident. GWM Automatically includes a Damage Waiver Protection
Program for its Tenants, with no Deductible, at a cost of $19 per month. Tenants may choose to provide their own
policy or program, terms and conditions as applicable, to have this cost waived or removed from the Lease
Agreement.
Utilities: Each property has utilities that include a service cost in addition to the base monthly rent. The utility
charges vary based on monthly usage. Manager will provide Tenant a list of utilities that the Tenant is not able to
put into their name (if applicable), but is responsible for paying each month in addition to the base monthly rent.
Additional Services: Landscaping, Pool, Spa, Alarm, etc… are additional services that may be the responsibility of
the Tenant to pay for in addition to the base monthly rent. The charges vary based on type service and monthly
usage. Manager will provide Tenant a list of additional services that the Landlord will not pay for and the Tenant (if
applicable) is responsible for paying each month in addition to the base monthly rent.
